ASTORIA
HOMES
recognizes that timing is vitally important in the planning
of your move and locking your loan. We can specify an
exact delivery date no earlier than thirty days
from your closing date. Until then, many factors can influence
the schedule. The goal is to see that you are comfortable
with the process of your home through the final close
of escrow. ASTORIA'S
Escrow Coordinator will contact your lender and keep your
Sales Representative up to date. If you have any questions,
please call your Sales Representative.

Schedule Walk and Title Appointments
An ASTORIA
HOMES
walkthrough coordinator will send out a letter 60 days
before your anticipated close of escrow, you will then
get a phone call no earlier then 30 days before your house
is due to close to schedule a firm Walkthrough and Title
Appointment. This person works with the escrow and construction
department to see that everyone’s needs and expectations
are met.
Contact Your Loan Officer
Although ASTORIA'S
Escrow Coordinator will contact your lender to update
them on the status of your home it is still important
that you contact your lender as well, to provide them
with any updated information and documentation they are
requesting, i.e., final verifications, loan lock. Failure
to do so could delay your closing, costing you daily late
fees. In the event you have changed lenders, you must
immediately notify your sales agent.
Another important factor is to make arrangements for
homeowner’s insurance. This is a requirement of
your lender and coverage must be effective as of the date
that your closing documents are signed. Please have your
insurance agent contact the mortgage lender and Title
Company with your coverage information.
If you have chosen to pay cash for your home, contact
the Title Company one or two days prior to your title
appointment for your final figure.
Your Title Appointment
Upon receiving loan documents from your lender, the Title
Company will be able to give you a dollar amount needed
to close escrow. Please contact the Title Company one
or two days before your title appointment for signing
the closing documents. Keep in mind that a CASHIER’S
CHECK or a WIRE TRANSFER from
you and/or your financial institution made payable
to the Title Company is required.
Closing Escrow
Once you have completed your New Home Demonstration (walk-thru)
and signed your Title documentation, you are now ready
to close escrow.
When the financial institution (lender) receives all
necessary signed documentation from the Title Company,
they will then be ready to fund the loan (this could take
24 – 72+ hours - this varies with each lender).
When ASTORIA
HOMES
receives notification from the Title Company that recordation
has taken place, your keys will be ready for you to pick
up at the sales office. PLEASE NOTE: RECORDATION WILL
NOT TAKE PLACE UNTIL THE NEXT BUSINESS DAY FOLLOWING YOUR
NEW HOME DEMONTRATION (WALK-THRU).
For example, you signed your loan documentation
on Monday, and performed your New Home Demonstration
on Wednesday; you will be scheduled to record and pick
up your keys on Thursday.
