ASTORIA HOMES offers all of its homeowners a 10-Year Limited Warranty to help protect your investment in your home. Simply stated, we agree to repair items covered under the warranty which fail due to a construction defect within the 10-year time period free of charge.

We promise you this: You expect it to last, we expect it to last and we are committed to honoring that promise. This is not your typical 10-Year warranty, as many cover only structural items that have sustained severe damage. Instead, ASTORIA HOMES 10-Year Limited Warranty covers everything we would expect for our own personal residences.

Here are a few examples of what may be covered under the warranty:

  • Window Leaks
  • Stucco Cracks
  • Floor Movement
  • Drywall Cracks
  • Premature Failure of Metal Finishes on Mirrors and Door Handles
  • Noisy HVAC Systems

These are just some of the items that are covered under certain circumstances. Your Homeowners Manual explicitly states what constitutes a covered condition on an item-by-item basis. Your Homeowners Manual will also detail the necessary maintenance that is required by you, the homeowner, to keep your warranty valid and in good standing. For your convenience, ASTORIA HOMES provides each homeowner a “How-To” instructional video that demonstrates how to properly execute most common maintenance tasks.

At ASTORIA HOMES we strive to be an industry leader in quality both before and after completion of the home. We are continuously upgrading our building processes to utilize best industry practices in the construction of our homes. Each of our homes are inspected by outside inspectors not affiliated with ASTORIA HOMES or the local building department. 100% of our homes are inspected by unaffiliated inspectors for proper installation of structural components, as well as items that may lead to unwanted water intrusion.

Prominent insurers throughout the industry cite ASTORIA HOMES as an example of proactive high quality construction to which other builders should aspire. Zurich Risk Engineering said of their recent visit to our communities, “The quality and safety observed in this visit surpass what is typically experienced from a production home builder. ASTORIA HOMES is a proactive, quality-driven company as seen in both the construction process and finished product. Management is genuinely concerned with the continual improvement and suggestions from Zurich. Trade contractors and site management are educated in quality construction and routinely perform to high standards and expectations. ASTORIA HOMES prides itself on the level of customer service and professionalism our homeowners can expect in the event a problem is present in the home, even if we are not responsible. When you call our customer service line, you will not talk to a warranty representative in New York City who has no interest in repairing your home, you will talk to us. ASTORIA HOMES maintains a select group of professionals who are trained to recognize and respond to potential defects in our homes. Their job is to help you resolve problems with your home. They can respond to your warranty requests and they can also assist you with referrals for licensed contractors in the event a condition is not covered by our warranty. They can even explain maintenance procedures to you in the event you need a refresher.

Take comfort in the fact that we maintain a 24-hour emergency line and staff that is trained to respond immediately to your emergency calls, (regardless of the age of house or severity of the problem), which will further prevent costly damage to your home.

Remember, we still offer the spectacular ASTORIA HOMES One Year Customer Care Program. Much like “bumper to bumper” coverage for an auto, the Customer Care Program covers the cosmetic features in your home, or “fit and finish items,” that you expect to look excellent for the first year of ownership and typically last a year in optimum condition. Examples include caulk, floor seams and door hardware. During the first year we ask that you give us a call and tell us if something is not up to your expectations and we will gladly repair these items. For your convenience, ASTORIA HOMES will send you a reminder letter close to the Customer Care expiration date so that you can submit a final list of repairs.
