Astoria Homes Rings in the New Year with New Communities

Astoria Homes, best known for their contemporary design, fantastic pricing, and superior construction quality is pleased to start off 1999 with two new Silverado Ranch communities, Spring Meadows and Autumn Ridge. The grand opening is Saturday, January 16th.

“When we’re designing homes our first priority is identifying and then offering what the customer wants. We survey the market, survey the competition and then research what made our most successful communities so successful before beginning the design process," says company President Tom McCormick.

Astoria Homes opened for business in 1995 with projects in the Northwest and Southeast part of Las Vegas. 1997 marked a banner year for Astoria when they were recognized at the SNHBA’s annual Homer Awards with 5 “Homers” including the prestigious “Home Of the Year Award” for the Sunset plan at their successful Summer Heights community. A version of that plan is now offered at Autumn Ridge, known as the Maple.

The momentum continued in 1998 as Astoria Homes closed nearly 300 homes and the accolades continued to pour in. Astoria was ranked in the top 100 of Privately Owned Businesses in Las Vegas while President Tom McCormick was recognized in the Las Vegas Business Press’ prestigious “Top 40 Under 40” business leadership awards. Astoria added a few more awards to its trophy case when it was honored with two more “Homer” awards at last year’s ceremony. Astoria Homes also received national recognition near the end of 1998 by Builder Magazine with articles on Tom McCormick and Astoria’s “Homer” success.

Currently working on their seventh and eighth communities in Spring Meadows and Autumn Ridge, Astoria Homes is looking to the future. Their sixth community, Summer Fields, sold out 130 homes in just eight months. "We expect the sale rate on these communities to be commensurate with our success at Summer Fields. Offering the same great value, fantastic architectural detail and specifically designed homes for our target market, it would seem to hold true that our success would be constant," says Geoff Gorman, Director of Sales and Marketing. "In fact, before it was substantially sold out,” he adds, “Summer Fields was the best selling community in the greater Las Vegas Valley."

When asked about the sales process at Astoria Homes, Gorman says, “You won’t find high pressure sales tactics used in our sales offices. Because our superior floor plan designs are combined with prices that can’t be beat, we don’t need to use those kinds of tactics. Our sales teams truly care about our customers. Not only do they want to help the customer find the home of their dreams, but also assist in the financing and customization options that meet their specific needs. The beauty of Spring Meadows is the combination of contemporary styles and functional floor plans. Spring Meadows offers plans to meet any lifestyle – from a spacious one-story or a vast two-story home.

Sized from 984 to 1525 square feet, every floor plan has features that add to the personality of Spring Meadows. For example, Spring Meadows homes offer oversized picture windows, nine-foot ceilings in single story plans, and large pantries in the kitchen. Jack-and-Jill bathrooms and media niches large enough to fit big screen televisions – and more - are featured in specific plans. Interior highlights include breakfast bars in select plans and extended cultured marble bathroom vanities. Some builder accents include plush carpeting, honey oak cabinetry and ceramic tile countertops. The exteriors boast eye pleasing elevated covered entries in most plans. To top if off, every home was designed to provide the homeowner with a “pool sized” homesite.

“Various factors went into designing these homes, but most important was maximizing the value, putting space where people use it best and making it all look great,” says company President Tom McCormick. “For instance,” he adds, “The Cardinal plan at Spring Meadows is a home we are offering for the first time and it completely breaks with convention. People love this split-level design. Downstairs it offers a large game room, and an oversized bedroom that can act as a second master suite. Upstairs is the main living space with a huge great room, gourmet kitchen with extra cabinetry, dining room, and master suite. We also offer an enormous balcony option that is just perfect for entertaining! There is no house in the same price range with this kind of feel to it.”

Also offered at Spring Meadows is a 1410 square foot, two-story home with 3 bedrooms and 2 ½ bathrooms called the Blue Jay. It is currently priced at $116,350. “At a price of less than $117,000, this home is an incredible value,” states Gorman. He adds, “From the moment people walk into this home, people just love it. The kitchen is huge and features extra cabinetry and a giant pantry.

Upstairs is a large master suite and a jack-and-jill bathroom placed between the second and third bedrooms.”

The creativity of the Autumn Ridge community is appealing to the buyer ready to move up. Spacious single-story or vast two-story plans are available, with nine-foot ceilings in the single-story and soaring vaulted ceilings in the two-story plans.

With floor plans from 1,503 to 2,500 square feet, Autumn Ridge features the most popular amenities and the highest quality building materials as well as an extremely pleasing price.

“Large homesites, spacious backyards and dramatic architecture are just a few things that set Autumn Ridge apart from others. These homes pick up where Spring Meadows leaves off. We believe these home are bigger and grander than any other homes offered in their price range,” McCormick states.

Judging by presales, Autumn Ridge’s Harvest plan is quite popular. The Harvest plan, at 2500 square feet, is a four bedroom, 2 1/2 bath home, with an elevated dining room, spacious kitchen and nook, and an elegant look-over landing. "This is the kind of home that will make you proud to invite guests into,” says McCormick. He adds, “You won't get more for your money anywhere else in Silverado Ranch. The presale figures speak for themselves about the value and design of this home."

Also available at Autumn Ridge is an improved version of 1997’s “Home of the Year,” known as the Maple.

The Maple plan is an 1883 square foot, two-story home with 3 bedrooms and a loft. The master suite is located on the first floor and features a large master bathroom with dual vanity and separate tub and shower. According to Gorman, “The downstairs master suite is a concept that has been very successful in two other communities we’ve recently sold out. People enjoy the convenience of having the master suite located on the first floor while still having all the advantages of two-story living.” He adds, “With its oversized windows, soaring vaulted ceilings, and dramatic overlook upstairs in the loft, the Maple plan shows beautifully.”

Every floor plan has features that add to the personality of Autumn Ridge. It offers giant picture windows, vaulted ceilings, oversized media niches, winding staircases and dramatic overlooks in the two-story homes. Builder highlights for the interior include elegant double door entry, spectacular master suites, and over-sized kitchens. A few builder accents include dramatic entries, oval tubs, and ceramic tile kitchen countertops. You’ll walk through large, eye pleasing covered entries when you walk into the homes.

“Come in, see all nine models and find something to fit your needs and price range. Prices are from the $90’s to $150’s,” McCormick states. "We believe that the key in creating our grand homes is imagining the future homeowner’s dream.”

Grand opening for Spring Meadows and Autumn Ridge is set for Saturday, January 16th. Both Spring Meadows and Autumn Ridge are located in the fast growing Silverado Ranch planned community. Take I-15 to I-215 and exit at Eastern. Go south on Eastern to Silverado Ranch Blvd. Turn right on Silverado Ranch Blvd and turn left on Pollock.
